Exclusive Listing Processes for each MLS

This differs from Coming Soon, which gives you 7-10 days, depending on the MLS, and syndicates to 3rd party sites immediately. Coming Soon cannot be shown during that period.


MONMOUTH OCEAN REGIONAL REALTORS

  1. Use the Exclusive Right To Sell Listing Agreement

  2. Enter into the MLS, as usual, and click YES where it says Office Exclusive

  3. A copy of the listing, along with the Office Exclusive Rider must be filed with the MLS Service and must be loaded into the system within 24 hours after all necessary signatures have been obtained

  4. Send the Listing Agreement and the Office Exclusive Rider to [email protected]

    1. If the paperwork is not received within 24 hours agents and offices (Broker or Manager) will each be fined $100

  5. Once you want the listing to switch to a traditional listing, you go into the MLS and the listing, and deselect Office Exclusive. At that point, it will be syndicated to all third-party sites.


GSMLS

  1. Go to Agent MGMT

  2. View/Ed Agent Inv —> Off MLS Listing

  3. Click OK on the pop-up

  4. Click ADD

  5. Select the property type

  6. Select Office Exclusive —> CONTINUE

  7. Fill in property info

  8. If the Seller is cooperating you do NOT need to send in any documents.

  9. If the Seller is NOT Cooperating, you need to submit the signed Waiver of Broker Cooperation.


NEW JERSEY MLS

  1. Take the listing as you normally would

  2. Email a copy of the listing agreement, and the Waiver Of Broker Cooperation Form, to [email protected] (within 24hrs)

  3. The Waiver of Broker Cooperation must be made available for inspection by other MLS participants

  4. A listing may not be taken as an Office Exclusive if it’s active in another MLS as a traditional listing


HUDSON MLS

  1. Take the listing as you normally would

  2. Email the following forms to [email protected] (within 24hrs)

    1. Listing Agreement

    2. Waiver of Broker Cooperation

    3. Property Description Form


BRIGHT MLS

  1. From your account settings, navigate to the "My Subscription" tab and click "Office Exclusive Certification.

  2. Fill out that online form to certify that you have an Office Exclusive form signed by the seller or landlord. (if you receive a USPS address suggestion, in green, you must choose the recommended address.)

  3. Attach Office Exclusive Form and Listing Agreement

  4. After submitting, print or download to keep in your file


CJMLS

  1. Have the seller sign the CJMLS Listing Agreement

    1. Make sure the seller checks off NO on “Seller Permits Internet Display”

  2. Have the seller sign the Waiver of Broker Cooperation

  3. Enter the listing into the system making the appropriate change to the entry labeled “MLS Circulation” found on the Financial & Office Info Input Tab in Add/Edit.

  4. Send documents to MLS as typically required

  5. Upon sale of this property, the status should be changed to closed
